Planned Improvement Programme
Every year we run a planned improvements programme, where we will carry out major works in your home. Spire Homes in East Northants met the Governments “Decent Homes” Standard in April 2010. We are working continuously to make sure that we maintain 100% decency in our East Northants Stock. In Rutland our target for meeting 100% Decent Homes is October 2014.
We strive to make your home a warm, safe and efficient place to live. Our new central heating boilers are one of the most energy efficient boilers on the market, which will save you money on your fuel bills. We are also continually looking for green alternative forms of heating. We have already installed a number of solar hot water heating systems to our sheltered schemes and homes that are in non-gas areas are benefiting from “Air Source Heat Pump” systems which are a new green alternative to storage heaters, which use much less energy and are far more controllable.
On our external improvements programme we are replacing wooden fascias and soffits with Upvc which have a lifespan of over 20 years, which means we do not have to keep visiting to paint them.
Our programme for 2011/12 across our entire stock includes (but is not limited to) the following programmes:
- Central Heating replacements in homes and sheltered schemes
- External Improvements (including fascias, soffits and gutters)
- Roof renewals
- Kitchen and Bathroom replacements
- DDA compliance and refurbishment of sheltered schemes
- Energy efficiency work (loft and cavity wall insulation)

Tenant Involvement
There are a number of ways that we will involve you if your home is due to have improvement works. This may include:
- Consultation prior to work commencement
- Providing you with ‘choice’ (where applicable, colour and product choice)
- Consultation during the works
- Asking your opinion on how we delivered the work
- And how we can improve the service
